How is land for housing developments chosen?
The selection process for housing developments is regulated by municipal zoning and bylaws. It has multiple steps that guide, govern and precede development being approved.
- Municipalities first develop an official plan that will designate land for growth and development with input from members of the public, developers and other interested groups.
- Once the plan is approved by the city council, the municipality will specify the areas set aside for development with zoning by-laws that identify land for residential, mixed use, commercial, industrial and institutional use.
- Developers then submit a development application that is considered by the municipality and then approved only after input from the public is gathered.
Only after this is a development approved.
